They stay in business because people keep buying the plans. In fact, they are so busy, they are the number 1 home warranty company on the market.

However, they have thousands of complaints, and everyone knows that doing business with them is essentially gambling. It’s a dice game whether or not you will come out ahead or lose your bet. Odds are in AHS’ favor, since the contractors must keep their average per claim billing down to such an extremely low, set amount. Almost all home warranty claims are major repairs (or else, why would the customer carry a home warranty?) but the contractors can’t spend AHS’s money on them or they risk losing all their future AHS business.

So they have no choice but to bandaid and patch, or get claims denied, in order to avoid repairing/replacing at their own expense. You must have just been luckier than most the first year.

American Home Shield review in Melbourne, Florida: 15 days and refrigerator still not running

Called 06/05/19 Refrigerator not cooling. A tech arrived 06/06/19 determined fan not running to circulate the air from freezer to refrigerator. Ordered part. Part came 5 days later. Different tech came to install. Still not working, and determined Mother board not working. Part came 6 days later. Called complained 06/17/09 and promised service would be done by Wed 06/19/19 and would be compensated for the excessive lost of use, but I have not. I am 79 years old and due to no refrigerator I am unable to have milk, juice, veggies, fruit, loss of med's that need to be refrigerated in my house due to no refrigerator. Called Ahs and notified part arrived 06/19/19 but no tech to do repair. 06/20/19 Still no repair completed.

American Home Shield review in Eustis, Florida: Crooked company

We had a pipe leak. I called ny homeowners ins. They will not c9ver the pipe itself. Homeowner ins sent out American Leak Detection who clamped the spraying pipe. AHS sent two if their contractors put who said the pipe was unrepairable due to how brittle pipes were. AHS is trying to weasel out and say they will only fix the leaking pipe, that is unrepaiable. The regional office said if they fix the pipe and the line leaks in a different spot then they are not liable for secondary problems. So they will do a "cash out" only for what it would cost for the repair. THATS NOT REPAIRABLE!!! WHAT IN THE *** AMD HOW CAN THEY CONDUCT BUSINESS THIS WAY!?!?!

They don’t need to be shut down, you just need to stop paying them $1300 per year! AHS is keeping the money and the repair people are not getting it.

Therefore you are not getting much out of the home warranty, as is usually the case. It’s surprising that people spend that kind of money for 13 years or longer before they find out!!!!

AHS is not a savings account for your home repairs. It is a business, first and foremost.

Like all insurance companies, their main objective isn’t to handle your repairs and minimize YOUR, but rather, to minimize THEIR costs. To ensure the “AHs preferred contractors” don’t forget this objective, the contractors’ work is assigned by the AHS computer algorithm based on lowest average cost per call. For HVAC calls , the contractor’s average cost per claim is around $200 maximum, including the service fee, labor, parts, and new equipment. For plumbing, the average cost per claim is a maximum of $100-150.

How generous of AHS, especially since the customer pays the first $100 as a service fee! If the contractor isn’t getting claim denials, he will be off the preferred vendor list and will receive no more work orders from AHS. He uses AHS more like a client lead service, getting the claim denied, and then offering to do the work on a retail basis. If the claim cannot be denied, then he looks for items outside the warranty coverage, such as freon costs in excess of the covered $10/lb, or modification costs, such as ductwork changes to fit new equipment.

If there are not enough “extra” charges, then the contractor has to absorb the cost himself, chalking it up as a cost of being on the preferred vendor list. Unfortunately for the consumer needing service, this behind-the-scenes game leaves them and their family without service at all.

All home warranties are scams. If you play with snakes, you will get bit.
