I own multiple properties and I have been using other home warranty services with no problem at all. I got recommendation from a friend about American Home Shield, and after I search for them and talked to them, I found they are cheaper and same coverage.

However, 2 months after I started the contract, my water heater stop heating, and so I request a service.

The contractor came by, and I let him be to check it out but 5 minutes later he started to leave and told me that it will need to be replaced, but someone will call me later on to follow up. Two days later I received an email indicating that the claim was denied due to missing parts. I called them to challenge this as I know for fact that it was working before and nobody had remove any parts. They agreed to send another contractor.

The second contractor came by and checked it out and then told me that the result will be communicated to me in the next day or so (apparently, since it was a second opinion they could not tell me directly). Three days later I received another email indicating the claim was denied, but this time, they said it was due to corrosion that they believe was old and so it will not be covered, and then let me know I needed to pay $3,500 to get it replaced. I challenge this as I was not aware there may have been leaking in the past. And so I asked them, "so if my washer gets broken and when contractor comes by to check it out he finds any indication of something that was not working for quite some time in the past, then would you cover it?" and they say "no, it will not be covered".

They denied my claim twice for different reasons and at the end they refuse to cover it. It makes me believe that it is like insurance companies that don't want to pay if they can get away with it. All my appliances are 3-4 years old (refrigerator, microwave, washer, dryer, etc.) so why pay for warranty services that will not cover them when they find out there was something wrong for quite some time.

There is no way for me to know that there may have been a leaking inside the appliance, and it seems it is up to them to take advantage of it and deny claims based on this. I cancelled the account.

User's recommendation: Don't trust all the advertising and reviews ... do your home work and check out the negative reviews and experiences.

Monetary Loss: $250.

Preferred solution: Deliver product or service ordered.

American Home Shield Cons: Focus on deny claims when need to replace items, Customer service without proper escalation channel, Never honor terms of the home warranty contract without a fight, No communication from supervisor, Service not finish.
