Tried to get AHS to fix a leaky water heater in GA and each time they sent a tech out who claimed the item was an exception to the home warranty coverage. What they cited was because the tenant put a stop-gap putty (they called a "weld") over the drain valve leak, they couldn't work on it, citing it wasn't "normal wear and tear".
However, the leak was absolutely normal wear and tear, the putty was put on just to temporarily stop the leak. Had to get a new water heater and when I called AHS to complain, they said the only way to challenge the service denial was to get someone else out there to have a different opinion. Since it was a leaky water heater that needed to be fixed, I just replaced the water heater since it was an emergency vs.
an expensive out of pocket plumbing repair charge that I was told would be half the cost of a new water heater.
