I've gone through the exact same game with AHS. File a Better Business Bureau complaint; things start moving very quickly then. I was also able to get out of my contract upon filing the complaint and talking to the VP of the Tennessee branch.

need microwave fixed have been calling almost daily, for two weeks put me on hold then hang up on me I have been their customer for almost a decade. take my money each money but when I need them they will not deliver, really upset nobody calls me back to follow up or anything need to know where I go from hear thinking of going to the better business or the media NBC 5 needs to hear about them.

I had called in for a water heater being busted (leaking and no hot water)!and they didn’t have anyone to service it for 4 days. Given the urgency of the matter, post discussion with a customer service associate I got my own contractor to fix the issue and AHS suggested submitting a review for reimbursement. It’s been 6weeks with several follow up calls leading to nothing. The customer service personnel are clueless and if asked to speak with a supervisor, they suggest someone will call back with no call back. I am canceling my service and hoping others don’t sign up for this.

This is the norm for home warranty repairs and replacements to take excessively long timeframes to complete.l, and this is just a microwave. A fast turnaround would be unusual, unless it’s a simple fix or a denial.

The reason is that the contractors can not get paid more than what their Contractor Relations Representative has set for them as an average cost per claim; and it doesn’t matter if the whole thing has to be replaced—the average cost is the same. They don’t allow the contractor who is buying the appliances on his own account to charge more for a replacement.

He still only get to charge the service free and then has to provide the goods, without further compensation. There is no incentive, since he’s going to lose money.

Why did you wait 3 weeks? Was it because you wouldnt agree to pay the out of pocket expenses for the non-covered charges, like an expansion tank or other code upgrades and modifications?

You paid $529 and did the job yourself. A licensed plumber would charge around $875-900 for a normal installation, including all copper fittings, not shark bites, and an expansion tank and new cutoff. AHS only gives the plumber $150 per plumbing claim, and the plumber has to spend his own money on the water heater and all the supplies. AHS seems it an honor for their contractors to work for them, therefore they don’t pay the contractors, but rather, they give them sales opportunities.

Denials and partial denials are the sales opportunities. If you could do this yourself for $529, why did you go through a home warranty???

This is how American Home Shield (AHS) now operates. I had an issue with my AC unit and AHS sent out an inept mechanic who actually made the problem worse.

After several calls later, I called a local reputable AC repairman and he documented what the AHS approved mechanic did wrong. Once fixed, I filed a small claim lawsuit against AHS. They decided to settle out of court for two years of premiums and what I paid out of pocket for the work done on the AC.

Then I cancelled their service! Good Luck

That’s a new one for me, a contractor, but it is not surprising! The original contractor is so busy that he forgot your claim was being denied, and he accidentally brought you a part that he paid for.

Chesapeake Appliance only gets paid the service fee and has to supply any parts and the labor for the agreed upon service fee of around $100. Denials are easy outs for Chesapeake, and they could have saved the money spent on the part and wrapped up the denial with the first couple of days. That’s what we would have done. Now Chesapeake will be penalized by AHS for AHS having to send out another company.

It sounds like they are overwhelmed with a high volume of AHS calls (which happens when you are good at playing the home warranty game). The service companies that just don’t get it that AHS isn’t going to spend THEIR money on claims will not get many work orders from AHS. They will learn or get eliminated from the process.

AHS tracks all the numbers and send 95% of their call volume to the provider in each region who understands the game and is willing to do it. Then that provider will have to hire more technicians, and it’s hard to train them that they are being paid to NOT fix stuff.

Now you understand the workings of "home warranty" companies ; just like insurance companies - delay and deny. Dump them like a hot potato, save your money, and make your on choices about repairs and such ; you did well and saved money when you followed that advice. Don't be afraid of (first time owner) home ownership ; 85% of the things that go wrong are cheaper than that phony insurance.

The contractors sent by AHS don’t need highly paid service techs, because they only get $200 per claim from start to finish—and the HVAC company will do their best to escape without supplying any parts. They really just need to send a rep to your home to diagnose in order to look for denials, not actually come prepared to fix anything.

Knowledge of fixing broken equipment is not required, but knowledge of the contract and what conditions to look for is. It’s the opposite approach from what a normal service call would be, if you hired a repairman yourself. The AHS service vendor company cannot pay a qualified tech to go out and look the first time, so they basically send a runner to look first, and assess the situation as an insurance adjuster would. They don’t share their report with the homeowner, if they are smart.

It actually belongs to AHS, not the homeowner. It is submitted to AHS first in order to see if the entire claim can be denied. The homeowners don’t have a chance to argue with the service company before they get the results. Bottom line: don’t use home warranties because they are worthless.

There is no money in it for the contractor and the contractors have to pay for the repair themselves if it isn’t denied. So every claim is distorted into a denial and presented to AHS from that standpoint.
